Topographical.co.uk have been on site in Birmingham earlier this month to undertake a land survey with a focus on boundary analysis.

The site of interest encompassed registered land, unregistered land and land adversely possessed. Without undertaking a thorough investigation into historic legal boundaries, land surveyors are often guided by general boundaries - as registered at Land Registry. As such, the survey did have a number of caveats in relation to the accuracy of the overlaid title plans.

Overlaying title plans to a measured survey is unsuitable for defining a legal boundary by small margins. It was however very useful for our client to understand their position with regard to the existence of encroachment which potentially concerned an area much larger than the tolerances applied to general boundaries. This allowed a cost effective report to be provided for the client to take to legal counsel for advice on how best to proceed.
